Don't be convinced a 2 story is ok. It is awful in a warm area.
Sac town is hot in the summer. Bedrooms are upstairs and they are hard to cool even if the house is well insulated. We are seeing a ton more 2 story homes go up even in the desert. The upstairs is awful temperature wise. That doesn't even account for the fact as you get older 2 stories just isn't as easy. I won't say I'll never live in a 2 story house again but I sure won't if I don't have to! Someone is going to try and steal that DH of yours!
